Rental Process

Answer: We prepare the agreement and explain every clause before it

is signed, this is done by a lawyer and is included as part of our fees.

utilities)

procedure and keep you informed. We can include penalties in the

contract but these are normally not easy to follow through.

Property Management

Answer: Everything relating to the tenant and the property:

maintenance, contractor appointments, delivery of orders, utility

queries, inspections, emergencies and day-to-day communication. All

administrative tasks related to property tasks.

Answer: No. They contact us, leaving you free from day-to-day

interruptions.

Answer: No. For standard maintenance you simply pay the contractor’s

invoice. We do not add administration fees unless a separate property

management service has been agreed.

Answer: Yes. We obtain approval for all non-urgent works. In

emergencies we may act immediately to protect the property and

minimize damage.

Answer: Yes. Many owners authorize us to approve emergency repairs

up to an agreed amount, allowing quicker responses.

Maintenance & Emergencies

Answer: We coordinate plumbers, contact insurers where appropriate

and keep you informed until the issue is resolved.

air-conditioning engineers, cleaners, gardeners and handymen.

Answer: Yes. Regular inspections help detect small issues before they

become expensive problems. This is something we can include in the

rental contract and will have to be agreed with both parties.

End of Tenancy

Answer: We conduct the check-out inspection and compare it with the

inventory only when we have the management service in place, if not its

down to the owner to meet directly with the tenant.

The inventory must be supplied by you.

Answer: The deposit is only returned once the property has been

inspected and any outstanding liabilities assessed.
