Choosing an Agency
Q1. Why should I use a letting agency instead of renting the property myself?
Answer: A professional agency markets your property, screens tenants,
prepares legally compliant contracts, manages viewings and negotiations,
and significantly reduces the time, stress and risks involved.
Q2. Why should I pay for property management?
Answer: Property management means you no longer need to deal with
tenants, maintenance issues, emergencies, unpaid bills or day-to-day
communication. We become your local administrative representative.

Answer: We combine local knowledge, an established contractor

Finding the Right Tenant
Q5. How do you advertise my property?
Answer: We promote your property through our website, social media,
property portals, our database and our international network.
Q6. How do you screen tenants?
Answer: We verify identity, employment, affordability, references and
overall suitability before recommending any applicant. But the owner
always makes the final decision once all documentation has been
presented.
Q7. Can I choose the tenant?
Answer: Absolutely. The final decision is always yours.
Q8. Can I refuse a tenant?
Answer: Yes. We will simply continue marketing until a suitable
applicant is found.
Rental Process
Q9. Who prepares the tenancy agreement?
Answer: We prepare the agreement and explain every clause before it
is signed, this is done by a lawyer and is included as part of our fees.
Q10. Who collects the rent?
Answer: If you choose management, we monitor all payments (rent and
utilities)
Q11. What happens if rent is late?
Answer: We immediately contact the tenant, follow the agreed
procedure and keep you informed. We can include penalties in the
contract but these are normally not easy to follow through.
Property Management
Q12. What exactly do you manage?
Answer: Everything relating to the tenant and the property:
maintenance, contractor appointments, delivery of orders, utility
queries, inspections, emergencies and day-to-day communication. All
administrative tasks related to property tasks.
Q13. Will the tenant contact me?
Answer: No. They contact us, leaving you free from day-to-day
interruptions.
Q14. Do you charge an administration fee when arranging repairs?
Answer: No. For standard maintenance you simply pay the contractor’s
invoice. We do not add administration fees unless a separate property
management service has been agreed.
Q15. Do you ask for approval before repairs?
Answer: Yes. We obtain approval for all non-urgent works. In
emergencies we may act immediately to protect the property and
minimize damage.
Q16. Can we agree a spending limit?
Answer: Yes. Many owners authorize us to approve emergency repairs
up to an agreed amount, allowing quicker responses.
Maintenance & Emergencies
Q17. What happens if there is a leak?
Answer: We coordinate plumbers, contact insurers where appropriate
and keep you informed until the issue is resolved.
Q18. Do you have trusted contractors?
Answer: Yes. We work with reliable electricians, plumbers, locksmiths,
air-conditioning engineers, cleaners, gardeners and handymen.
Q19. Do you inspect the property?
Answer: Yes. Regular inspections help detect small issues before they
become expensive problems. This is something we can include in the
rental contract and will have to be agreed with both parties.
End of Tenancy
Q23. Who checks the property?
Answer: We conduct the check-out inspection and compare it with the
inventory only when we have the management service in place, if not its
down to the owner to meet directly with the tenant.
The inventory must be supplied by you.
Q24. How is the deposit handled?
Answer: The deposit is only returned once the property has been
inspected and any outstanding liabilities assessed.
